About RLTY Service
Decades inside the city's property tax machine — now working for you.
Combined years of senior-level
NYC property-tax expertise
Our senior team brings more than 40 years of combined experience from one of New York City's premier property tax reduction law firms — the kind of practice institutional landlords and Class A office owners turn to when their assessment lands wrong. We saw thousands of RPIE filings cross our desks. We argued before the NYC Tax Commission. We knew exactly which line items the Department of Finance scrutinized, and which technicalities won waivers.
That work served the largest property holders in the city well. But the same expertise was effectively out of reach for the small and mid-size owner — the family that's held a Brooklyn walk-up since the 1970s, the operator with two mixed-use buildings in Astoria, the new owner inheriting a Bronx portfolio. The fees that made sense for a Manhattan tower didn't pencil out for a single brownstone, so those owners filed alone, often filed late, and overpaid in penalties and over-assessment year after year.
“The expertise was always there — we just decided to make it accessible.”
So we left. Not the work — just the structure. RLTY Service exists to put that same combined city-hall fluency directly in the hands of the property owners who actually need it most, at a price that makes sense for a single building or a small portfolio. No litigation overhead. No partner-rate hourly billing. Just clean, on-time filings prepared by people who have done this thousands of times.
We're not generalists who happen to know NYC. We're NYC property-tax specialists, full stop. RPIE, Rent Roll Addendum, Storefront Registry, Claims of Exclusion, penalty disputes — that is the entire shop, and that's by design.
What we believe
Four principles, every filing.
Specialist depth, not generalist breadth.
We file NYC compliance forms. That's it. Decades of combined RPIE, Rent Roll, Storefront Registry, and penalty dispute work across our senior team — and nothing else to dilute the focus.
Transparent, fair pricing.
Big-firm expertise was traditionally locked behind partner-rate hourly billing. We charge a flat, published fee per filing — sized to your property, not to a litigation budget.
Filed on time, the first time.
RPIE penalties scale with assessed value. Missing a deadline can also forfeit your right to challenge your assessment. We work backwards from the city's calendar so neither happens.
Plain English, every step.
We tell you what's required, what we need from you, and what we filed. No mystery, no jargon, no "we'll get back to you on that." The whole point is to make this simple.
What 40+ years looks like
Forty years isn't a number on a homepage. It's a filing cabinet.
Anyone can claim experience. Below is what ours actually contains — the artifacts of decades spent inside the same statutes, the same forms, the same hearing rooms. Not a timeline. A standing inventory.
This is the practice we walk into your filing with. Every line below is something we've done many times before, will do again next quarter, and will still know cold the morning the rule changes.
Our promise
